Shingle vs. Tile vs. Metal in the Florida Climate

When homeowners ask us "what should I put on my roof," the right answer is almost never the cheapest option. It's the one that costs the least per year of useful life, given your specific home, neighborhood, and how long you plan to stay. In Tampa Bay, three roof types do most of the heavy lifting: asphalt shingles, concrete or clay tile, and standing-seam metal. Here's an honest comparison.

Asphalt shingles

Asphalt is the default for a reason: it's affordable, fast to install, code-compliant, insurable, and most carriers underwrite it without friction. Architectural (dimensional) shingles are the modern standard. Three-tab shingles are largely a thing of the past in newer Florida installs because wind ratings on the upgraded products are dramatically better.

Concrete or clay tile

Tile dominates older, higher-end neighborhoods in Pinellas and parts of Hillsborough for a reason. Properly installed, a tile roof can outlast you. The underlayment is what fails first, not the tile, which means a tile roof is often "re-roofed" by replacing the underlayment and reusing salvageable tiles.

  • Lifespan in Tampa Bay: 40 to 60+ years for the tile, 20 to 30 years for the underlayment underneath.
  • Wind rating: 150+ mph when installed with code-compliant fasteners.
  • Typical install cost: $20,000 to $45,000+.
  • Best for: Older Spanish, Mediterranean, and Florida-revival homes; long-term owners; homes where curb appeal drives resale value.
  • Tradeoff: Tile is heavy. Older homes may need structural verification before re-roofing in tile, and the labor cost of any future repair is high.

Standing-seam metal

Metal has gone from niche to mainstream in Florida over the last decade. The salt-tolerant, factory-finished coatings have come a long way, wind ratings are excellent, and energy bills typically drop because of the reflective surface.

  • Lifespan in Tampa Bay: 40 to 70 years for the panel; coatings hold up well as long as fasteners are corrosion-rated.
  • Wind rating: 140 to 180 mph depending on panel and clip system.
  • Typical install cost: $18,000 to $35,000.
  • Best for: Long-term owners; coastal homes (Galvalume with marine-grade coatings); homes where insurance discounts and energy savings matter.
  • Tradeoff: Higher up-front cost than shingles, and visible fasteners (on exposed-fastener systems, not standing seam) can become a maintenance item over time.

The 25-year total cost picture

For a 2,000 square foot Tampa Bay home, a rough cost-per-year-of-life looks like this:

  • Shingles: $15,000 ÷ 22 years = ~$680/year
  • Metal: $25,000 ÷ 50 years = ~$500/year
  • Tile: $30,000 ÷ 50+ years = ~$600/year, but the underlayment cycle adds cost mid-life

Insurance discounts shift this further. A current wind mitigation inspection on a tile or metal roof often unlocks larger annual discounts than the same inspection on a shingle roof, narrowing the up-front cost gap over time.
