Pre-Hurricane Season Roof Inspection Checklist

The annual May walkthrough we use on our own crew. Print it and walk your property before June 1.

Print this page and use it for a 20-minute walk-around of your property every May. Most items can be checked from the ground with binoculars. Anything you can't confirm visually is worth a free inspection from a licensed roofer.

Roof, from the ground

  • No curling, lifting, or missing shingles visible
  • No bald spots or significant granule loss
  • Ridge cap intact and straight
  • Flashing around chimney, skylights, and vents looks tight
  • No daylight visible at roof-to-wall transitions
  • Pipe boots (rubber collars around vent pipes) not cracked
  • Soffit vents intact, no openings or pest damage
  • Drip edge present along all eaves
  • No moss, lichen, or algae streaking on south-facing slopes

Gutters and drainage

  • Gutters securely attached, no sagging
  • Gutters cleared of debris (rain test: water flows freely through downspouts)
  • Downspouts direct water at least 4 feet from foundation
  • No rust, holes, or split seams in gutter sections
  • Splash blocks or extensions in place

Trees and yard

  • No branches within 10 feet of any roof surface
  • No dead or leaning trees within striking distance of the house
  • Loose yard items identified (furniture, planters, grill, ladders) and a plan to secure or stow them
  • Pool screen enclosure in good repair
  • Fence panels secure (loose panels become projectiles)

Attic and interior

  • No water stains on attic decking (underside of roof)
  • No daylight visible through the deck
  • Insulation dry, no dark rings indicating past leaks
  • No water stains on ceilings or upper walls
  • Plumbing vent pipes look sealed from the attic side

Documentation

  • Wide-shot photos of roof from all four sides (saved with date)
  • Close-up photos of any pre-existing concerns
  • Photos of exterior walls and trim
  • Permit history for the last roof replacement on file
  • Current homeowners insurance policy reviewed and accessible
