License and insurance
1. What is your state license number?
Look for a CCC prefix (certified roofing contractor). Verify it live at MyFloridaLicense.com before signing. Storm Authority's is CCC1337646.

2. Can you send me a current certificate of insurance directly from your carrier?
Should include both general liability and workers' compensation. A photocopy doesn't count; the COI should come from the insurance carrier's email.

3. Are your crew W-2 employees or subcontractors?
Either is legal. You want to know so you can verify their workers' comp coverage applies on your property.

Scope and pricing
4. Will you give me a written, itemized estimate?
A real estimate names the product, underlayment, drip edge, flashing, vents, decking allowance, permit fee, and warranty. Vague proposals leave room for change orders later.

5. What happens if you find rotten decking?
The best answer is a per-sheet allowance baked into the contract. "We'll just charge for whatever we find" is open-ended and risky.

6. Who pulls the permit, and when?
The contractor should pull the permit, before any work starts. If a contractor offers to skip the permit, walk away.

7. What's your crew size, and will it be the same crew every day?
Continuity matters. Crew swaps mid-job are a yellow flag.

Daily communication during the install is the modern standard.

10. What is your workmanship warranty?
5 to 10 years is typical. 1 year is too short. Get it in writing.

Most premium shingle warranties require the contractor to register the product within 30 to 60 days. Confirm they handle this.

Final gut check
After all 12 answers, ask yourself:
- Did they answer directly, or evasively?
- Did they pressure me to sign today?
- Did the price reflect a real, detailed scope?
- Would I feel comfortable having this crew at my house for two days?
